I believe he is a part owner of Bacarra as well.

The best time is before high season,IMO,so a good price,with knowledge of the possible turnover,is more likely.

relationship problem may have something to do with it,maybe...she took off to phuket town a coupla months ago

Kangaroo and P one own their bars, so ofcourse they make money while others pay huge keymoney and rent,

Pirates have 2-3 owners and keymoney was like 10m baht/3 years. The keymoney and rent they pay is silly.

I think you would have to have serious money to own a good bar in Patong and make money running it, not an easy thing for a farang tho considering the ket oney and rent some have to pay ....!!!

most of these bars for sale are a bit of a joke.I couldnt find any quotable figures for phuket bars but found some for Pattaya.These are for three year leases.

2.4mill 2.5mill- one year lease
3mill 9 mill

obviously the bars are priced at yearly profit x lease years. errrrr wheres my return please? my capital.my labour, my risk, my stress? and oh yeh I'm guessing tax has to be taken out of the profits.

In my view if a bar made 1million bt a year profit on a 3 year lease its worth a bit less than 1 mill

Given that, bars appear to be about 3 times the price they should be.Of course if your the charitable type you could buy a bar, serve the punters and maybe get your money back.
I can think of better ways to earn a buck.

Last week I was down in Shipwreck several nights and we had to wait until near midnight to get a seat.Meanwhile Pirates was empty with the dancers looking bored.

That whole side of Bangla is leased land for 30 years and subleased to the individual bars.

We had this the other day in the bar.. Gier is adamant the P1 owns the land (and its a farming title, sor por kor or similar) and had a Thai who would know back that up.

I KNOW the Kanagaroo paid key money, but of they paid key money (from other partners) to a partner who also owns it, I guess thats possible.. But I know guys who were in the shares there.

Funnily Ozzie bar bucked that trend, used to be just upstair only at the entrance to Soi Easy

But it was his taking over the next door downstairs and building up to 3x his space that really kicked it into high gear..

Credit where credits due, he knows his market and is a good host.. Its not my first choice of bar, but he has a sueforum.xxx setup, will all the TV's running independent, well thought out layout that can run multiple zones for concurrent sport events. He deserves his success.
